The development is expected to comprise a premium multi development project, with luxury apartments and townhouses, complemented by curated amenities and hospitality offerings, with a boutique hotel also proposed as part of the broader development. That combination is meant to give residents both a permanent or holiday address and a hospitality layer within the same 40-acre footprint.
Structurally, the project is designed to unfold over time rather than arrive as a single delivery. HoABL envisages an investment of Rs 1,000 crore largely towards construction, with the project to be executed in phases and details like timelines and hospitality partner to be announced in due course. The timing follows a broader shift in how Alibaug is used and valued. Average property prices in Alibaug were around ₹15,663 per square foot as of August 2026, up 56.08 per cent year-on-year, according to proptech platform Housing.com, a pace of appreciation tied directly to improved ferry and road access from Mumbai. Thal-Lonare's position near Kihim and the Alibaug industrial belt places it within this same growth corridor while remaining a comparatively undeveloped coastal stretch.
