HoABL Opens Pre-Launch of Churchgate Corporate Office Project in Mumbai
Published
The House of Abhinandan Lodha (HoABL) has opened pre-launch bookings for HOABL Churchgate, a commercial office development in the Churchgate area of South Mumbai. The project is sited on Vitthaldas Thackersey Marg and is being presented as a single-tower commercial landmark with corporate units designed for businesses.
The offering covers corporate suites of 825 sq ft at ₹1.50 crore and executive offices of 1,500 sq ft at ₹2.50 crore. Premium floors of 3,000 sq ft are available on request. The developer has listed June 2026 as the launch month and December 2029 as the scheduled possession date. Full details of the project are available on the HOABL Churchgate project page.
Project details for buyers
The development sits on a land parcel of 2.3 acres and is planned as one tower. Its product mix is aimed squarely at commercial occupiers, with the corporate suites and executive offices forming the core of the offering and larger premium floors available for occupiers who need more space.
The developer has outlined a set of building amenities for occupants:
- 24/7 security
- High-speed elevators
- A business lounge
- A connect hub
- A fire safety system
The RERA registration for the project is in process, and the developer has said the registration number will be announced at launch. Legal documentation is being finalised ahead of that announcement.
Location and connectivity
Churchgate and the adjoining Marine Lines stretch are among the most established commercial addresses in South Mumbai, with a dense cluster of offices, banks and institutions along the southern rail corridor. According to the developer, the railway station is about two minutes away and the bus depot about five minutes away, which gives the site direct access to suburban rail and city bus services.
The site is also close to Marine Drive and the Mumbai Harbour waterfront. Fort, Churchgate, Nariman Point and Cuffe Parade are the nearby business districts that the project is positioned alongside.
Mumbai Metro Line 3, the Aqua Line, is already fully operational. Its final segment to Cuffe Parade opened on 9 October 2025, linking the South Mumbai business belt with the wider metro network. The developer also cites the upcoming Coastal Road and future metro access as additional benefits for the area.
About the developer
In November 2024 the company acquired the former American Center property at Marine Lines for ₹55.98 crore, according to news reports citing property records. In April 2025 HoABL announced three Mumbai vertical projects with a combined development potential of 3.1 million sq ft, expected revenue of ₹3,500 crore and a total investment of ₹2,500 crore. Those figures refer to the three-project portfolio as a whole rather than to HOABL Churchgate alone.
What comes next
Pre-launch is the first stage of the project's sales process. The developer has listed June 2026 as the launch month, and the RERA registration number is expected to be announced at that point. Prospective occupiers can expect the next updates on pricing, booking terms and the release of the detailed floor plans as the launch approaches. The project is scheduled for possession in December 2029.
