The House of Abhinandan Lodha (HoABL), founded in 2020, has built its reputation developing residential plotted land projects across multiple states. The company now marks its Mumbai entry with a ₹2,500 crore investment across Marine Lines, Chowpatty, and Naigaon, signaling a strategic pivot into high-rise vertical developments.
The Marine Lines Site: Former American Culture Center
Purchased for ₹56 crore in December 2024, the ground-plus-7-storey structure in Marine Lines boasts breathtaking views of the Mumbai Harbour and Marine Drive. Built in 1968, the property served as the residence for US ambassadors in India until the early 1990s but has been vacant for over a decade after the US Consulate shifted to Bandra Kurla Complex.
The site spans 1,337.81 sq. m. with an estimated build-up of 60,000 sq. ft., positioning it as a premium commercial address in one of South Mumbai's most exclusive neighborhoods.

Envisioned as a premium commercial development with approximately 60,000 sq. ft. of space, the project targets corporate and institutional tenants. Located in the prime business precinct of South Bombay, the development is designed for ambitious enterprises seeking prestige, connectivity, and long-term value.
The Marine Lines locality offers direct proximity to established business districts, the financial hub of Fort, and key transport corridors. The Marine Drive flyover connects to Marine Drive, known as the Queen's Necklace for its distinctive curve of street lights visible from elevated vantage points.
Developer Context and Track Record
Since its inception less than four years ago, the company has delivered over 150 acres of plotted land developments and has another 700 acres under development across Maharashtra, Goa, and Ayodhya. As of 2024, HoABL reported operations across 16 locations in India, including Goa, Himachal Pradesh, Maharashtra, Punjab, and Uttar Pradesh.
Launch Timeline
All three projects are scheduled to launch from Q2 of FY 2025-26, with a five-year development window. Construction is planned to begin by December 2025.
