The House of Abhinandan Lodha (HoABL) is an Indian real estate company headquartered in Mumbai, founded in 2020 by Abhinandan Lodha, with a focus on residential plotted land projects. In the five years since its founding, the firm has built a portfolio that stretches well beyond Maharashtra. As of 2024, it reported operations across 16 locations in India, including Goa, Himachal Pradesh, Maharashtra, Punjab, and Uttar Pradesh. Initially focused on land developments in the Konkan region of Maharashtra, the firm expanded its land holdings into Goa and North India between 2022 and 2023, acquiring 51 acres in Ayodhya.
According to company reports, HoABL has a portfolio of over 1,000 acres of plotted developments, with 13 million square feet of land sold and an additional 34 million square feet in the development pipeline. The firm formed a joint venture with HDFC Capital Advisors, investing ₹1,500 crore in plotted and low-rise developments across India. Ayodhya was among the earliest and most deliberate bets in the company's North India expansion — and the Sarayu Riverfront was the specific location chosen for its flagship project in the city.

With plot sizes from 1,250 to 2,000 sq ft, this landmark project is only 7 km from Ram Janmabhoomi and 9 km from the international airport. Plots at The Sarayu are available at prices starting at ₹1.89 crore for 116 sq m (1,250 sq ft) and ₹2.16 crore for 140 sq m (1,507 sq ft).
Fully RERA-registered under ID UPRERAPRJ311468, the development offers transparency and premium lifestyle infrastructure.
Spread across 50+ acres, The Sarayu Reserve is designed with more than 40 world-class amenities structured into three themed realms — Ananta, Jal Tarang, and Atulya.
The development also includes a designer entry gate with themed landscaping zones, river-view jogging tracks, tranquil meditation lawns, an open-air amphitheatre, an interactive pavilion, and a signature Jal Tarang water feature with a floating deck.
HoABL partnered with The Leela Palaces Hotels and Resorts to develop a hotel in Ayodhya within The Sarayu project. The Leela's CEO has stated publicly: "We believe Ayodhya will become one of the five or six must-visit destinations in India. The firm's business model utilises a digital-only model, where all transactions are conducted through virtual platforms — a structure that has made The Sarayu accessible to NRI buyers and diaspora investors alongside domestic end-users. The buyer profile at The Sarayu is notably diverse. In 2024, property acquisitions in HoABL projects were made by Amitabh Bachchan at The Sarayu in Ayodhya. Earlier in March 2026, Amitabh Bachchan had acquired a 2.67-acre land parcel worth ₹35 crore from The House of Abhinandan Lodha in Ayodhya — his third investment in the historic city. In May 2025, he had purchased a 25,000 sq ft plot adjacent to The Sarayu for nearly ₹40 crore; earlier in 2024 he bought a 10,000 sq ft plot at The Sarayu for ₹14.5 crore.
Actor Ranbir Kapoor also acquired a plot at the project. He acquired a 2,134 sq ft plot at The Sarayu, the premium 75-acre plotted development by The House of Abhinandan Lodha on the banks of the Sarayu River.
Ram Path, Bhakti Path, and Janmabhoomi Path have transformed how the city looks and moves. The Sarayu Riverfront is now a full tourism destination with cafes, watersports, and a light-and-sound show. This active riverfront upgrade, funded under the government's wider plan, directly enhances the setting in which The Sarayu plots sit.
The 1,407-acre Greenfield Township, the 61%-completed HoABL Sarayu Riverfront project, and the Ram Ki Paidi Audience Gallery are among the key highlights of current development activity. Initiatives like Vashisht Kunj Township, Macchar Hatta Parking, and Guptar Ghat beautification are reshaping the cityscape.
Spaces along the Sarayu River edge are created for religious rituals, engaging locals and tourists in spiritual activities. Existing water bodies and the Sarayu River edge are revitalised for water sports, tourism, and recreation, with efforts focused on creating cycle tracks, walkways, seating areas, and vendor markets.
Construction began on the airport in February 2022, and it was inaugurated by Prime Minister Narendra Modi on 30 December 2023, with flight operations beginning from 10 January 2024. In financial year 2024–25, the airport handled over 1.1 million passengers, making it one of the country's fastest-growing airports. Airlines such as IndiGo, Air India Express, Akasa Air, and Alliance Air have already launched routes to cities like Delhi, Mumbai, Bengaluru, Jaipur, Ahmedabad, Hyderabad, Chennai, Patna, and Dehradun. Phase 2 expansion is underway.
Key transport projects like the NH-27 Road Over Bridge and Surya Kund ROB are significantly enhancing connectivity. The 231 km SoHawal-Nawabganj Ring Road and Ayodhya-Darshan Nagar ROB are key examples of the city's infrastructural evolution. A ₹3,935 crore Ring Road Network spanning 67.17 km is improving connectivity to Lucknow, Varanasi, and Prayagraj. NH-27 upgrades and the modern Ayodhya Dham Railway Station ensure smooth travel from major Indian cities.
Smart City solutions including Health ATMs, citizen facilitation centres, and state-run smart parking are nearing full completion, redefining urban living in Ayodhya. The government has cleared over ₹85,000 crore in infrastructure and urban renewal funding under the Ayodhya Master Plan 2031, which excludes national connectivity and defence projects that further bolster its long-term strategic value.
The Ayodhya Development Authority had forecasted 3.2 crore tourists in 2024, but by September that year, the footfall had already crossed 13.5 crore — far exceeding expectations. An IIM Lucknow study titled The Economic Renaissance of Ayodhya, published in January 2026, called it a more than 60-fold increase in pilgrim traffic within months of the temple's opening. Ayodhya is not HoABL's only presence in Uttar Pradesh. By late 2024, the firm reported additional investments totalling ₹3,000 crore for land acquisitions in Amritsar, Khopoli near Mumbai, Nagpur, Shimla, Varanasi, and Vrindavan. The company bought 60 acres in Vrindavan, which, given its proximity to Delhi and rising popularity among investors, is positioned as the next addition to its spiritual-city portfolio. The company also acquired 75 acres in Varanasi.
These expansions followed the success of the Ayodhya-based Sarayu project, confirming that HoABL regards its Ayodhya entry not as a standalone move but as the anchor for a coherent strategy across India's pilgrimage and heritage corridor.
