The House of Abhinandan Lodha (HoABL) was founded in 2020 and initially focused on land developments in the Konkan region of Maharashtra. In the years since, it has built a concentrated track record in plotted land: the company now develops and manages land projects in Maharashtra across Alibaug, Anjarle, Dapoli, Khopoli, Nagpur, and Neral, as well as in Uttar Pradesh (Ayodhya and Vrindavan), Goa, Punjab (Amritsar), and Himachal Pradesh (Shimla). HoABL has delivered over 352 acres of developed land and currently has another 900-plus acres under active development across 16-plus locations.
The House of Abhinandan Lodha specialises in acquiring large land parcels and transforming them into strategically located, high-value plotted developments. Unlike developers who focus on building homes or commercial spaces, HoABL is sharply focused on premium land ownership — each plot is legally verified and RERA-compliant. In January 2023, the company announced a capital expenditure plan of ₹11,000 crore to be deployed over a four-year period. By late 2024, the firm had committed an additional ₹3,000 crore for land acquisitions in Amritsar, Khopoli near Mumbai, Nagpur, Shimla, Varanasi, and Vrindavan. Khopoli was a deliberate addition to that list — not an opportunistic one.
HoABL formed a joint venture with HDFC Capital Advisors, investing ₹1,500 crore in plotted and low-rise developments across India. It also partnered with The Leela Palaces Hotels and Resorts to develop a hotel in Ayodhya as part of its Sarayu project. These institutional partnerships underline the governance standards that HoABL brings to each site — including Aero Estate in Khopoli's Sahyadri Hills.
Aero Estate Khopoli is a signature plotted development by HoABL, spread across 50 pristine acres in the hills of Khopoli, Maharashtra. Master-planned by Sanjay Puri Architects, this NA-approved project offers limited premium plots ranging from 140 to 210 sqm, designed for custom villas, weekend homes, or nature retreats. The plotting follows the contours of the terrain — the natural landscape is preserved as is. The surrounding Sahyadri Hills give the site a slight elevation, and the weather and air quality index at this altitude are noticeably better than the valley floor.
Spanning 50 acres, the estate is master-planned by internationally acclaimed Sanjay Puri Architects, and features a 30,000 sq ft hilltop clubhouse with over 70 amenities, transforming a plot purchase into a resort-like ecosystem. With over 5.5 lakh sq ft of open spaces, more than 2,000 indigenous trees from 29 species, seasonal waterfalls, and an air quality index of just 50, Aero Estate delivers a carbon-negative environment throughout the year. Of the 50 acres, 40 percent — over 20 acres — is dedicated purely to amenities.
| Plot Size | All-Inclusive Price | Permissible Construction |
|---|---|---|
| 1,250 sq ft | ₹71.99 Lakh onwards | Ground + one floor (FSI 1.65), plunge pool, lawn |
| 1,700 sq ft | ₹97.99 Lakh onwards | Ground + one floor (FSI 1.65), plunge pool, lawn |
| 2,000 sq ft | On request | Ground + two floors (per government norms), plunge pool, lawn |
Plot sizes run from 1,250 to 1,700 sq ft at the base configurations, with an FSI of 1.65 permitting ground-plus-one construction; buyers can also incorporate a plunge pool at the back and a lawn at the front, rear, or both. For those with a 2,000 sq ft plot, ground-plus-two construction is permissible under government norms. Buyers are encouraged to engage their own architect to create a custom villa design, maximising the utility of the plot.
The centrepiece is a 30,000 sq ft hilltop clubhouse perched at 490 ft elevation, complemented by over 50 amenities spread across 11 acres — including an infinity pool, gymnasium, banquet hall, children's play zones, jogging tracks, and yoga and meditation areas. Beyond the clubhouse, residents have access to concierge services, a wellness package, gourmet dining, transportation facilities, event and entertainment zones, housekeeping and maintenance, CCTV security in common areas, and wide internal roads. The master plan zones premium plots across wide internal boulevards, Vastu-aligned plot orientations, and integrated green buffers, ensuring privacy and Sahyadri views from each parcel.
The entire development is fully RERA-registered under MahaRERA number P52000078507, guaranteeing legal compliance and a secure investment.
Aero Estate Khopoli is scheduled for completion by December 2026. Construction photographs published by the developer show graded internal roads, demarcated plot boundaries, and early civil work on the hilltop clubhouse structure. The project is master-planned by Sanjay Puri, with wide internal roads, demarcated green zones, and fully developed land parcels with connections for water, electricity, and sewage already in place.
Khopoli is no longer just a pit stop on the Mumbai-Pune Expressway. Once known for its industrial zones and weekend getaways, the town is transforming into a serious real estate contender. It is an industrial town in Raigad district, located along the Patalganga River and surrounded by the Western Ghats. It sits 70 km from Mumbai and 80 km from Pune, adjacent to Lonavala.
The infrastructure shifts that have reshaped market sentiment here are specific and confirmed:
A Colliers report ranks Khopoli as India's number one investment micro-market, projecting up to 3.9x price appreciation by 2030, supported by ₹2.9 lakh crore in planned public and private investments. Between FY 2020-21 and FY 2024-25, Khopoli's real estate transaction volume increased three times, with projections showing continued doubling by FY 2029-30.
The economic base underpinning this demand is multi-layered. The Maharashtra Industrial Development Corporation has set up an industrial zone in Khopoli, drawing companies from the automobile, engineering, chemicals, and food-processing sectors, many attracted by lower land costs and a skilled local workforce. Tourist draws such as Adlabs Imagica, Zenith Waterfall, and Kune Falls generate year-round visitor flow, fuelling demand for hotels, resorts, and second homes. Khopoli occupies the precise midpoint between Mumbai and Pune, capturing demand from Mumbai HNIs seeking weekend retreats and Pune's affluent buyers wanting hill station proximity, while avoiding the congestion that now plagues established destinations like Lonavala.
Khopoli is not HoABL's first move in this geography. The developer's Celebration Land project at Neral — also in the Sahyadri belt — is a premium plotted development at the foothills of Matheran, just two hours from South Mumbai and near major infrastructure including the Navi Mumbai Airport, promising high growth potential. Isle of Bliss at Dapoli, India's only coastal hill station, spans 23 lakh sq ft with over 700 landowners, blending scenic beauty with investment potential. Projects in Alibaug and Anjarle round out HoABL's Konkan-to-Sahyadri arc — Aero Estate is the developer's most significant entry into the inland expressway corridor of this arc.
For NRI buyers, the company provides virtual site visits, legal guidance, documentation assistance, and a dedicated relationship manager, with a digital-first platform ensuring that investors can complete a transaction from anywhere in the world. Every land parcel undergoes rigorous legal due diligence, and all projects are RERA-registered with complete legal documentation provided to buyers.
