The House of Abhinandan Lodha (HoABL) is a Mumbai-headquartered plotted land developer founded in 2020 by Abhinandan Lodha, initially focused on land developments in the Konkan region of Maharashtra. In under five years, the company has grown into a national operation. As of 2024, it reported operations across 16 locations in India, including Goa, Himachal Pradesh, Maharashtra, Punjab, and Uttar Pradesh. According to company reports, HoABL has a portfolio of over 1,000 acres of plotted developments, with 13 million square feet of land sold and an additional 34 million square feet in the development pipeline.
HoABL's expansion into hill markets followed the same acquisition logic it applied in coastal Maharashtra and Uttar Pradesh: identify land that geography will never allow to be replicated at scale, then build a hospitality-branded community around it. Between 2022 and 2023, the firm expanded into Goa and North India, acquiring 51 acres in Ayodhya. In January 2023, the company announced a capital expenditure plan of ₹11,000 crore to be deployed over a four-year period. Shimla followed as part of a second, larger wave. HoABL announced a ₹3,000 crore investment to expand its footprint in six new cities: Amritsar, Shimla, Varanasi, Nagpur, Khopoli, and Vrindavan.
Mashobra was the specific micro-market HoABL chose within Shimla district — not the ridge or the Mall Road corridor, but a quieter, elevated stretch along the Hindustan-Tibet Road. The corporation stated that it had acquired 11 acres in Shimla's Mashobra as part of that six-city package. The Mashobra project has since grown into something considerably larger in scope.
HoABL Plots Shimla is situated in the premium pocket of Mashobra at Summer Hill, right on the Hindustan Tibet Road. This 150-acre estate of luxury villa plots in Mashobra, Shimla, represents one of the last large-format premium developments available in this micro-market. The scale is unusual for this altitude; Shimla's geography makes the land genuinely finite. The 'Queen of Hills' has no room for horizontal urban expansion, and existing regulations strictly limit new construction.
The estate sits within an existing natural setting that has defined Mashobra's character for over a century. The apple orchards of Mashobra are positioned at a height of 7,700 feet and house a wide variety of flora and fauna. The project spans 150 sprawling acres of pristine apple orchards and deodar forests. The master plan works with this topography rather than against it: the plots are meticulously carved into the natural topography to ensure every residency enjoys an unobstructed central green view.
The hospitality anchor is The Leela Palaces, Hotels and Resorts — the same institutional partner HoABL brought into its Ayodhya development, The Sarayu. The development integrates nature with modern indulgence, offering residents a unique Himalayan Greens viewing deck and a majestic clubhouse designed for high-society networking and personal rejuvenation. A seamless lifestyle is managed by the Leela Group, covering everything from personalized housekeeping to event planning and localized travel assistance for villa owners. Owners can also opt into a holiday villa with Leela Hospitality's rental program to generate passive income during non-occupancy.
Mashobra sits just 12 km north-east of Shimla on the Hindustan–Tibet Road (NH-5), yet is a different world: instead of a crowded ridge, you get thick forests of oak, pine, and deodar. It is higher than Shimla — about 2,246 metres versus Shimla's approximately 2,050 — so it is cooler and greener. Much of the land around it is protected or owned: the Shimla Water Catchment Sanctuary and the Presidential Retreat estate keep large stretches forested and off-limits to construction. That legal protection of surrounding land is precisely what makes the remaining developable parcels in Mashobra structurally scarce.
Due to its hilly terrain and government restrictions on land development, the availability of land in Shimla is limited, which drives up property values over time. With an increasing number of high-net-worth individuals seeking second homes in hill stations, Shimla has become a sought-after destination for luxury real estate investments. Mashobra specifically occupies the most sought-after tier of this market. Mashobra is one of the most sought-after localities for real estate investment in Shimla. Located about 12 km from the main city, Mashobra offers a peaceful environment, away from the hustle and bustle of the crowded tourist spots.
The area carries genuine institutional pedigree. Mashobra is one of the two Presidential Retreats in India. The other retreat is Rashtrapati Nilayam in Secunderabad. The historic Wildflower Hall — a luxurious five-star property nestled amidst cedar and pine forests — was originally built as the residence of Lord Kitchener of Khartoum. Few micro-markets in Indian hill real estate combine this level of historical significance, protected forest buffer, and direct highway access in a single location.
Mashobra is primarily accessible by road from Shimla, located approximately 12 kilometres away via National Highway 5 (NH-5), also known as the Hindustan-Tibet Road, passing through the Dhalli Bypass. Local buses operated by the Himachal Road Transport Corporation (HRTC) and taxis are available from Shimla's main bus stand, with the journey typically taking 30 to 45 minutes due to the winding hilly terrain.
The site's address directly on NH-5 rather than an interior lane is a meaningful practical distinction at this altitude — it means drive-in access without a secondary mountain road. For air travellers, the nearest airport is Shimla Airport at Jubbarhatti, situated roughly 32 kilometres from Mashobra, with taxi services or pre-arranged shuttles covering the drive in about 1 to 1.5 hours. Delhi-based buyers typically drive via Chandigarh, approximately 130 km from Mashobra, before picking up NH-5 toward Shimla.
Unlike developers who focus on building homes or commercial spaces, The House of Abhinandan Lodha is sharply focused on premium land ownership. Projects come with fully planned infrastructure — roads, water, electricity — often before sale, making plots build-ready. The firm's business model utilizes a digital-only model, where all transactions are conducted through virtual platforms. This matters for buyers in Delhi, Mumbai, or overseas who may complete their purchase and documentation without an in-person visit to Himachal Pradesh.
HoABL's institutional relationships reinforce its positioning in the luxury segment. The firm formed a joint venture with HDFC Capital Advisors, investing ₹1,500 crore in plotted and low-rise developments across India. Projects are curated and elevated through alliances with hospitality brands like The Leela Palace, Hotels and Resorts and Indigo Deli. The Shimla project extends the same Leela partnership that HoABL first deployed in Ayodhya, where it partnered with The Leela Palaces Hotels and Resorts to develop a hotel in Ayodhya in their The Sarayu project.
HoABL is also explicitly not the Lodha Group. The House of Abhinandan Lodha has been established in 2020 and is not, in any manner, associated with 'Lodha' / 'Lodha Group'. The brand stands on its own track record across coastal Maharashtra (Alibaug, Dapoli, Anjarle), Goa, and Ayodhya — markets where it has completed delivery cycles and built a documented buyer base.
Mashobra has witnessed a surge in demand for premium properties, making it a highly sought-after destination for luxury real estate. With its natural beauty and modern infrastructure, the region is poised for significant growth. The area attracts high-end tourists and NRIs, ensuring steady appreciation in property value and strong rental demand.
Shimla has seen significant improvements in infrastructure, including better road connectivity, public transport, and ongoing developments under the Smart City Mission. The demand for vacation homes and the limited supply of land in Mashobra are driving up property values, making it an ideal location for long-term investments with significant appreciation potential.
For HoABL, Mashobra fits the same acquisition thesis the company has applied across its portfolio: HoABL selects regions with high growth potential, culturally significant places, or strong future demand — aiming to deliver value appreciation over the long term. A Himalayan estate with a Leela hotel on-site, on a national highway, within 12 km of Shimla's administrative and commercial center, and surrounded by protected forest on multiple sides, compresses several of those criteria into one address.
