The House of Abhinandan Lodha (HoABL) has placed a plotted development in Lonavala within a portfolio that is an Indian real estate company headquartered in Mumbai, Maharashtra, founded in 2020 by Abhinandan Lodha, that develops residential plotted land projects. Lonavala sits inside the same Mumbai-Pune corridor that the company has been building around methodically since its early Konkan-focused years, and the Lonavala plotted development extends that regional footprint into one of Maharashtra's oldest and most recognised hill-station addresses.
HoABL initially focused on land developments in the Konkan region of Maharashtra, and between 2022 and 2023 expanded its land holdings into Goa and North India, acquiring 51 acres in Ayodhya. The company's growth since has been rapid: in January 2023 it announced a capital expenditure plan of ₹11,000 crore to be deployed over a four-year period, and by late 2024 it reported additional investments totalling ₹3,000 crore for land acquisitions in Amritsar, Khopoli near Mumbai, Nagpur, Shimla, Varanasi, and Vrindavan. As of 2024, HoABL reported operations across 16 locations in India, including Goa, Himachal Pradesh, Maharashtra, Punjab, and Uttar Pradesh, and the company develops and manages land projects in Maharashtra (Alibaug, Anjarle, Dapoli, Khopoli, Nagpur, and Neral), Uttar Pradesh (Ayodhya and Vrindavan), Goa, Punjab (Amritsar), and Himachal Pradesh (Shimla), with a portfolio of over 1,000 acres, 13 million square feet of land sold, and an additional 34 million square feet in the development pipeline. The company has also moved beyond pure land sales: it formed a joint venture with HDFC Capital Advisors, investing ₹1,500 crore in plotted and low-rise developments across India, and in 2025 it entered the vertical housing segment through its Growth Housing initiative, beginning with a residential project in Naigaon, Mumbai, in partnership with Mittal Builders.
Across its portfolio, HoABL's stated model is consistent: it curates residential land across high-growth corridors — coastal retreats, spiritual cities, infrastructure hubs, and leisure destinations — with each plotted development gated, legally clear, and built with planned infrastructure, offering a blend of lifestyle and long-term value. Every parcel the company sells is expected to carry rigorous legal due diligence, with RERA registration and complete legal documentation for a transparent and secure buying experience. A further upgrade is underway on the same corridor: the Mumbai-Pune Expressway's long-awaited Missing Link project is designed to bypass the ghat section and is expected to cut travel time between Mumbai and Pune by around 20 to 25 minutes. Market analysts describe Lonavala's position differently from newer corridor towns: Lonavala is a mature market with a 15-plus-year track record of appreciation, an established rental economy, and brand recognition that draws buyers from both Mumbai and Pune simultaneously, and its structural advantage is dual-city demand, sitting equidistant between India's financial capital and its fastest-growing tech metro. For a developer whose core promise is legally clean, infrastructure-ready land in locations with durable demand, that dual-city pull is precisely the kind of setting HoABL has targeted with its branded-land strategy.
Lonavala's land market is priced across a wide band depending on micro-location. The average property rate in Lonavala runs around ₹12,000 to ₹12,583 per sq. ft., with premium villa locations like Khandala and Tungarli commanding significantly higher prices, while plot rates specifically range from ₹600 to ₹23,000 per sq. ft., depending on location, connectivity, and area status.
