HoABL opens Crown Collection beach-view villa plots at One Goa, Bicholim

The House of Abhinandan Lodha (HoABL) presented the Crown Collection at One Goa, its villa land development in Bicholim, North Goa, on Friday, 23 October 2026. The release comprises beach-view villa plots spanning 2,002 sq ft, which the company said are being offered for the first time within One Goa – The Rhapsody.

The launch came with Diwali benefits and introductory pricing on a limited number of units. The company framed the window as a festive opportunity that remains open until the festive period closes. The announcement sits alongside a run of seasonal offers for the same development, including a Dussehra campaign for One Goa – The Crescendo and an offer on villa land from ₹99.9 lakh all-in that closed on 20 October.

Crown Collection plot details

The Crown Collection is positioned as the beach-view luxury villa land within One Goa – The Rhapsody. Each plot in the collection measures 2,002 sq ft, making it the largest plot size offered in the development so far. The developer's projects page lists the collection with a starting price of ₹1.49 crore all-in.

The Rhapsody's earlier release, promoted during the Ganeshotsav season, offered villa land of 1,249 sq ft at ₹87.5 lakh all-inclusive, with a 15:25:60 payment plan and a booking amount of ₹45,000. That earlier release gives a sense of how the phase has been structured, with the Crown Collection positioned at a larger plot size and a higher entry point.

The location

One Goa sits in Bicholim, in the northern part of Goa, on a site of over 100 acres. The development is close to NH-66 and to Goa International Airport at Mopa, which third-party listings place around 30 to 40 minutes away. Panjim is listed at about 35 minutes, and Madgaon railway station at about 60 minutes. Bicholim has drawn attention as a North Goa interior location with improving road and air connectivity, offering an alternative to the established coastal stretches of the state.

The developer

HoABL was established in 2020 and describes its focus as planned plotted developments across Maharashtra, Uttar Pradesh and Goa. The company calls itself India's No-1 land development company, and says its Goa portfolio is its largest cluster, with more than nine developments ranging from Bicholim near Mopa Airport to Old Goa and Vasco.

One Goa is presented as a branded land development with hospitality managed by Miros Hotels and Resorts. The project is designed by the Spain-based architecture and design firm Enzyme. Its planned amenities include a 40,000 sq ft clubhouse, a man-made sea and a private beach, with 5-star Miros services. HoABL says the development is aimed at high-earning buyers from the National Capital Region, Mumbai, Pune and Delhi.

What comes next

The Crown Collection's festive pricing is tied to the close of the Diwali period, and the company has not set out a separate end date for the offer. The Dussehra campaign for One Goa – The Crescendo ran until Dussehra. Buyers considering the Crown Collection will be able to follow the collection's terms and payment structure through HoABL's sales channels as the festive window progresses.
