HoABL Unveils Pre-Launch Offices at Marine Lines, South Mumbai

Published

The House of Abhinandan Lodha (HoABL) has opened pre-launch enquiries for HOABL LANDMARC, a corporate office project in Marine Lines, South Mumbai. The project is marketed as a Grade-A corporate address on Plot No. 4 in the Marine Lines Estate, close to Fort and Churchgate, and pricing and inventory enquiries are now open to prospective buyers.

The launch marks the next step in HoABL's entry into vertical real estate in Mumbai, a move the developer first announced in 2025 with projects in Marine Lines, Chowpatty and Naigaon. The office offering is being positioned around limited commercial supply in South Mumbai, where the developer points to strong rental demand. The project is listed on this site as HOABL LANDMARC.

The details

HOABL LANDMARC is planned as a mix of office sizes, from compact suites to full corporate floors. Office suites of 825 sq ft carpet area are priced from 1.50 Cr, while premium offices of 1,500 sq ft start from 2.50 Cr. A larger corporate office of 3,000 sq ft is also part of the plan for businesses seeking a full floor presence.

  • Office suite: 825 sq ft carpet area, from 1.50 Cr
  • Premium office: 1,500 sq ft, from 2.50 Cr
  • Corporate office: 3,000 sq ft

The office layouts are designed to be flexible, with workstation and parking layout plans available to help occupiers plan their space. Shared facilities are set around a reception, a concierge desk and a seating lounge. The project is slated for possession in December 2029.

The location

Marine Lines sits at the southern end of Mumbai, close to the financial and administrative core around Fort and Churchgate. A metro station is about 1.5 km away, a walk of roughly five minutes. Mumbai Metro Line 3, the Aqua Line, has been fully operational, including its final segment, since October 9, 2025, giving office users a direct rail link across the city. The Mumbai Coastal Road's southern section is also in operation, offering quicker road access along the western edge of the city.

The surrounding area has a dense mix of everyday services, including malls, hospitals, banks, bus depots, colleges, cineplexes and a major highway within reach. The site also enjoys eastward views of the Mumbai Harbour and westward views towards Marine Drive.

The developer

HoABL was founded in 2020 by Abhinandan Lodha and is headquartered in Mumbai. The company's established business is branded plotted-land development. According to its official About page, HoABL has sold more than 13 million sq ft of plotted land, has more than 25 million sq ft under development across 20+ projects in five states, and serves more than 8,500 customers.

Its vertical real estate push in Mumbai was announced in 2025 with a commitment of around 2,500 crore across three projects, alongside the Chowpatty development and the Naigaon township being developed with Mittal Builders. The company has projected revenue of approximately 3,500 crore from this portfolio. In late 2024 it acquired the American Culture Center site, a further step in building its Mumbai footprint.

What comes next

With the pre-launch now open, prospective occupiers can enquire about the office suites, premium offices and corporate floors at Marine Lines. Interested businesses can use the developer's enquiry channels to review layouts, parking plans and pricing as the project moves towards its December 2029 possession date.
