HoABL and Mittal Builders Launch Integrated Township in Naigaon East
The House of Abhinandan Lodha (HoABL) and Mittal Builders have entered into a joint development agreement to co-develop an integrated township in Naigaon in the Mumbai Metropolitan Region. The first phase of development, expected to launch in Q2 FY 2025–26, involves an estimated investment of ₹2,000 crore and a GDV of more than ₹3,000 crore.
Scale and Configuration
The township will comprise 3 million square feet of high-rise residential towers with over 4,600 apartments and high-street retail. The project offers 1, 2, and 3 BHK apartments with 40+ luxury amenities and will deliver around 4,600 units over the next five years.
The overall master plan spans 70 acres in Naigaon, Palghar district, with a total project GDV of over ₹8,000 crores. The township will be delivered in phases over five years.
Strategic Location and Connectivity
Naigaon East has emerged as a key growth node in the western suburbs. The area, located along the western railway corridor, has gained prominence in recent years as an emerging residential zone due to improved transport connectivity and comparatively affordable land prices.
The township is expected to benefit from key infrastructure projects including the under-construction Delhi-Mumbai Expressway and Mumbai Metro Line 13, which will connect Mira Road to Virar via Bhayandar and Naigaon. Mittal Builders has previously delivered 20 lakh sq ft of residential development in Naigaon, housing more than 2,000 families.
Developer Background
HoABL was founded in 2020 by Abhinandan Lodha and develops residential plotted land projects. As of 2024, it operates across 16 locations in India, including Goa, Himachal Pradesh, Maharashtra, Punjab, and Uttar Pradesh. This venture marks HoABL's entry into group housing and high-rise developments, departing from their traditional focus on plotted developments.
Mittal Builders operates in Naigaon and has developed core civic amenities such as internal roads and drainage systems, laying the foundation for township infrastructure.
Township Design
The township is designed as an integrated residential community rather than isolated towers, with a master plan focusing on open spaces, internal roads, landscaped zones, and clearly defined recreational areas.
