HoABL’s Sarayu Reserve Brings Riverfront Plots to Sadar, Ayodhya
The House of Abhinandan Lodha (HoABL) is marketing The Sarayu Reserve Ayodhya, a residential plotted development in Sadar, on the banks of the Sarayu River. The project is presented as part of a 51-acre mixed-use township, with the developer placing it between Ram Mandir and Ayodhya International Airport. The launch brings a range of plot sizes to a location shaped by the city’s religious and tourism profile.
The developer’s current project page lists four plot configurations, from 1,250 to 3,000 sq. ft. Prices displayed for the two smaller options are ₹1.79 crore and ₹2.15 crore, respectively, plus additional charges. The project name is also associated with earlier phases of The Sarayu: a project brochure gives 1 December 2023 as the launch date for The Sarayu, while HoABL reported in June 2024 that its first two phases, together covering 1.6 million sq. ft. of plotted land, sold within 48 hours of being offered.
The details
The Sarayu Reserve is a plotted residential development within an integrated township. HoABL describes 30 acres as allocated to premium plotted development and five acres to a Leela-associated hotel component. The wider township also includes a residential-apartment offering. The hotel is marketed as a seven-star, pure-vegetarian property; its completion and operating arrangements have not been established in the project details.
- Residential plots: 1,250, 1,560, 2,100 and 3,000 sq. ft.
- Displayed prices: ₹1.79 crore for 1,250 sq. ft. and ₹2.15 crore for 1,560 sq. ft., both plus additional charges. Prices for the 2,100- and 3,000-sq.-ft. plots are on request.
- Separate township offerings: Sarayu Villas from 4,000 sq. ft. and Sky Palaces Villaments from 3,000 sq. ft.; these are distinct from the listed plot configurations.
- Booking: the project page gives both ₹5 lakh in its payment-plan section and a ₹2 lakh pre-booking token. The applicable amount and written terms should be confirmed with the developer.
The project page also displays a starting price of ₹1.99 crore in its enquiry footer, alongside the ₹1.79-crore price for a 1,250-sq.-ft. plot in its configuration table. Plots are marked as subject to additional charges, without a breakdown on the page.
Project materials identify Uttar Pradesh RERA as the authority and list phase registrations: The Sarayu, UPRERAPRJ311468; The Sarayu-2, UPRERAPRJ954926/03/2024; The Sarayu-3, UPRERAPRJ774489/07/2024; and The Sarayu-4, UPRERAPRJ397318/10/2024. The brochure dates The Sarayu’s launch to 1 December 2023. Buyers considering a plot should identify the applicable phase registration, since the marketed Reserve name alone does not specify one.
Named features across the township include Jal Tarang swimming pool with deck, Aaram Sagar jacuzzi and spa area, Triveni Sangam Kund, Swarna Mrig Jharna, Vanar Sena Jharna, and Jal Pari Pravas, a floating deck with a stepping-stone feature described as Ram Setu. The landscaped and gathering spaces include OM Vatika, Panchvati, Dhyaan Mandir, a 10,000-square-metre Mahotsav Sthal with Royal Mandap, and Rang Manch amphitheatre. A grand entrance is also featured.
The location
The developer describes the site as facing the Sarayu River. Its project page places Ram Mandir 7 km away, a railway station 1.7 km away and Ayodhya International Airport 9 km away. These are distances stated by the developer; the railway station is not named on the page. The airport is operational, although the project page uses older wording that describes it as upcoming. The The Sarayu Reserve Ayodhya project page provides the project’s location and offering details.
The developer
The House of Abhinandan Lodha says it was established in 2020 and operates under the HoABL brand. HOABL Realtech Private Limited is named in project materials as the developing company. The company identifies The Sarayu as a flagship Ayodhya project. In January 2024, media reported that Amitabh Bachchan had purchased land in HoABL’s Ayodhya project. HoABL’s June 2024 account of promotional activity also recorded the reported sales of the first two phases within 48 hours of their offering.
What comes next
The project is being marketed for enquiry and pre-booking, with the booking amount and terms to be clarified in writing. The brochure’s 1 December 2023 launch date applies to The Sarayu; it does not establish a launch date for every phase or the currently marketed Reserve inventory. Prospective buyers can review the plot options and phase registration details before proceeding.
