HoABL unveils The Ridge, ultra-luxury villas at Mashobra above Shimla

Published

The House of Abhinandan Lodha (HoABL) has announced the launch of The Ridge, an ultra-luxury villa development in Mashobra, in the Shimla district of Himachal Pradesh. The project is planned as a limited collection of 3 and 4 BHK villas spread over 11.5 acres at an elevation of about 7,000 feet, with prices starting at ₹9.5 crore. The announcement was made in October 2026.

The Ridge is positioned for high-net-worth and ultra-high-net-worth households looking for a second home that is used for extended stays rather than occasional holidays. The developer describes the offering as a shift from land ownership towards residences built around hospitality and lifestyle services, a direction that the company has been extending across its portfolio.

Project details and amenities

The villas are arranged to follow the contours of the site, which the developer describes as lying within 950 hectares of deodar forest. The layout is designed to frame views of the Gharshi Valley. The project was planned with input from IIT Roorkee, and the terrain is addressed through micropile foundations and computational modelling.

The central amenity is a clubhouse of more than 25,000 sq. ft. It is planned to include a heated indoor pool, a fitness centre, a restaurant, a fireside lounge, a viewing deck, indoor sports spaces and wellness areas. Outdoor features include orchards, walking trails, and dedicated yoga and meditation areas.

Residences are offered in two formats:

  • 3 BHK villas with built-up areas of roughly 2,700 to 2,900 sq. ft.
  • 4 BHK villas with built-up areas of roughly 3,500 to 3,700 sq. ft.

HoABL has partnered with Evavo Wellness to offer services such as cryotherapy, red-light therapy and hyperbaric oxygen therapy. Hospitality services, including private dining, villa management and curated Himalayan experiences, will be managed by Everly Hotels & Resorts.

The location

Mashobra sits about 10 km from Shimla by the developer's measure, though travel guides place it nearer 12 km northeast of the city on the historic Hindustan-Tibet Road. The road was built in 1850 and remains the main link between the hill station and the state capital. The stretch from Shimla to Mashobra is a two-lane hill road in good condition.

The nearest railway station is Shimla, which is linked to Kalka by the Kalka-Shimla toy train, a UNESCO World Heritage route. The area is set in dense oak, pine and deodar forest that forms part of the Shimla Water Catchment Wildlife Sanctuary. Mashobra is also known for housing one of the two Presidential retreats in India.

On the infrastructure side, in February 2026 the Centre cleared a ₹1,463.95 crore corridor between Ambala, Chandigarh and the Zirakpur Bypass, intended to make travel towards Himachal Pradesh, and the Shimla region in particular, faster and smoother. A 3.7 km tunnel component is also part of the National Highways Authority of India project on the Shimla bypass.

About the developer

HoABL was founded in 2020 by Abhinandan Lodha and is headquartered in Mumbai. It is part of Abhinandan Ventures. The company describes itself as a pioneer of branded land in India. It reports having sold more than 13 million sq. ft. in its first five years, with 25 million sq. ft. under active development across more than 20 projects in five states.

As of 2024, the company reported operations across 16 locations, including Goa, Himachal Pradesh, Maharashtra, Punjab and Uttar Pradesh. By late 2024 it had also committed additional investment of ₹3,000 crore towards land acquisitions, including sites in Shimla. Earlier destination developments include Imperial Goa and Isle of Bliss, and in July 2025 the company launched Miros Hotels & Resorts with a debut property in Goa.

Abhinandan Lodha, the company's chairman, has said the guiding idea across HoABL projects is to create elevated experiences for customers, and that for those who have built businesses and wealth, the next priority is often how they choose to live.

What comes next

The developer has launched The Ridge and will announce the next stages of the project, including booking and handover schedules, in due course. Prospective buyers interested in the Mashobra villas can follow the project through the developer's official channels.
