HoABL Unveils The Ridge Mashobra, Its First Himachal Pradesh Villa Project

The House of Abhinandan Lodha (HoABL) has announced the launch of The Ridge Mashobra, an ultra-luxury villa development in Mashobra, about 10 km from Shimla in Himachal Pradesh. The launch was announced on 16 October 2026, and it marks HoABL's first project in the state.
The development spans 11.5 acres and is planned with 103 residences in total. The villas are offered in 3 BHK and 4 BHK configurations, with built-up sizes of about 3,008 sq ft and 3,667 sq ft. HoABL's official pricing starts from ₹9.45 crore, and possession is planned for September 2030.
The details
The Ridge Mashobra is registered with the Himachal Pradesh Real Estate Regulatory Authority under registration number RERAHPSHP04180029. The HP-RERA record lists the legal project name as Bohemian Chateaus, and the registered promoter on the record is Aegis Center Point Developers Private Limited. The registration date recorded with HP-RERA is 23 November 2019.
Each villa is designed as a self-contained home with a private lift, valley-facing balconies, a private garden and dedicated parking. The layout follows the natural contours of the hillside, with planning led by IIT Roorkee and micropile foundations used to support the structures on the slope.
The shared amenities are anchored by a clubhouse of more than 25,000 sq ft. It includes a heated indoor pool, a fitness centre, a restaurant, a fireside lounge and a spa. Recovery therapies are offered through a partnership with Evavo Wellness, as announced at launch. Orchards, walking trails and yoga areas are planned across the property.

Mashobra sits in the hills above Shimla, and the project is roughly 30 to 40 minutes by road from Shimla's Mall Road. Naldehra Golf Course lies about 13 km away, and the Kufri Ski Resort is around 15 km from the site, a drive of about 35 minutes.
Several well-known landmarks are within a short drive. Craignano Nature Park is about 3 km away, the Welcomhotel by ITC is around 4.8 km, and the Oberoi Wildflower Hall is about 10 km away. Rashtrapati Niwas, the summer residence of the President of India in Shimla, is roughly 11 km from the project. Shimla Ridge and Mall Road are about 16 km away, roughly 40 minutes by road.

The House of Abhinandan Lodha is the brand under which HoABL develops its residential and lifestyle projects. Hospitality services at The Ridge Mashobra will be provided by Everly Hotels and Resorts. The Himachal Pradesh launch is the brand's first project in the state, extending its residential footprint into the Himalayan hill towns.
