A new villa plot project in Neral

The House of Abhinandan Lodha has released Blue Zone Mumbai, an 80-acre branded villa plot development in Neral, in the Karjat taluka of Raigad district, Maharashtra. The project carries MahaRERA registration P52000077814 and was released to the market on 7 June 2025. It is currently listed as a New Launch, with a possession timeline set for June 2029 under the regulatory registration and a developer target of 29 June 2030.

The project is positioned as India's first Blue Zone-inspired branded land development. It is planned as a single phase, with about 15.7 acres of green and experiential space and a 32,000 sq ft hilltop clubhouse. Villa plots of 1,150 sq ft and 1,600 sq ft are on offer, priced at Rs 44.99 lakh and Rs 63.99 lakh respectively on an all-in basis. Explore the Blue Zone Mumbai project page for the full plot and amenity details.

The details buyers need

The development is built around the five Blue Zones of the world, namely Okinawa, Sardinia, Nicoya, Loma Linda and Ikaria, and the seven principles associated with them. Its layout is organised into six walkable experiential pathways covering literary and art, music, nature and gastronomy, fitness and adventure, reflection, and play and learning. The architectural and eco-design direction is handled by Enzyme APD, a firm known for sustainable projects.

The location

Neral Junction railway station, on the Central line of the Mumbai Suburban Railway, is about 0.7 km from the project, roughly five minutes away. The Matheran Hill Railway starts from Neral Junction and covers 21 km to Matheran, with the toy train reaching Matheran in about 30 minutes. Navi Mumbai International Airport is about 70 minutes away, while South Mumbai is around 90 minutes by road and the Atal Setu route is about 85 minutes. Access is provided by the Panvel-Neral State Highway, the Badlapur-Karjat Road and NH4.

Several infrastructure projects in the wider region are expected to improve connectivity. Navi Mumbai International Airport is set to scale from an initial capacity of 20 million passengers towards 60 to 90 million at full capacity. Metro Line 8 is planned to link BKC with the airport in about 25 minutes, the Virar-Alibaug Multimodal Corridor spans 126 km, and the Mumbai Trans Harbour Link is a 21.8 km bridge to Navi Mumbai. Listings place the average flat rate in Neral at about Rs 5,650 per sq ft (carpet area), which gives some local price context for the area.

The developer

The House of Abhinandan Lodha, known as HoABL, is a plotted development brand that was founded in 2020, according to the developer's own website. It is part of Lodha Ventures and operates through Abhinandan Ventures. The company has 14 projects and works across 16 locations, with a portfolio exceeding 1,000 acres of plotted development. Its first project, a 100-acre development in Dapoli, began in April 2021. The developer also completed an 18-acre project in Goa and says that it was finished six months ahead of schedule. In August 2024, the chairman said the company planned to invest Rs 1,800 crore in the financial year.

What comes next

With the project in its New Launch phase, buyers can review the plot options, payment structure and development timeline as the land is prepared under the MahaRERA registration. The developer's stated possession timeline runs to 2029 and 2030, and the Neral location is set to benefit from the planned airport, metro and highway upgrades in the Mumbai Metropolitan Region over the coming years.
