HoABL Launches 11.5-Acre Villa Development in Mashobra, Near Shimla
The House of Abhinandan Lodha (HoABL) announced the launch of The Ridge, an 11.5-acre villa development in Mashobra, in Shimla district, Himachal Pradesh, on October 16, 2026. The company places the site approximately 10 km from Shimla and describes it as a mountain setting overlooking Gharshi Valley.
The offering comprises a limited collection of 3 and 4 BHK villas, with launch prices starting at ₹9.5 crore. HoABL presents the project as its entry into Himachal Pradesh and an expansion into luxury mountain residences and second homes.
The details of The Ridge
The project is planned at around 7,000 feet above sea level and is described as being surrounded by 950 hectares of deodar forest. Its legal project name is Bohemian Chateaus, and the named developer entity is Aegis Center Point Developers Pvt Ltd. The project is registered with Himachal Pradesh RERA under number RERAHPSHP04180029.
HoABL has outlined a programme of shared facilities and services aimed at longer stays in the hills. Plans include a clubhouse of more than 25,000 sq ft and 23 landscaped zones. Evavo Wellness is set to provide services including cryotherapy, red-light therapy and hyperbaric oxygen therapy. Everly Hotels & Resorts is the hospitality partner, with planned villa management, private dining, curated Himalayan experiences and day-to-day assistance.
The planned facilities include:
- A heated indoor swimming pool and fitness centre
- A restaurant, fireside lounge and viewing deck
- Orchards, walking trails, and areas for yoga and meditation
- Wellness services and hospitality support for villa owners
HoABL says IIT Roorkee led project planning. The engineering approach includes micropile foundations and computational modelling intended to respond to the terrain and geology of the Himalayan site.
There are two published starting-price figures associated with the launch: the announcement and launch coverage cite ₹9.5 crore, while the project website displays ₹9.45 crore onwards. HoABL Chairman Abhinandan Lodha said the development is intended to bring together mountain living, a connection with nature and time with family, while creating a lasting legacy for owners.
The Mashobra setting
Mashobra’s proximity to Shimla places the project near the state capital while retaining a forested hill setting. HoABL highlights the valley outlook and deodar surroundings as defining features of the location. The project website also lists Craignano Nature Park, Wildflower Hall, Rashtrapati Niwas and Naldehra Golf Course among nearby destinations.
The combination of private villas, hospitality support and wellness services is aimed at buyers seeking second homes or extended stays in the hills. These are elements of the project’s positioning; they do not establish a wider change in local housing demand or prices.
HoABL’s expansion
HoABL says it was founded in 2020. Moneycontrol, citing company information, reported that the company had sold more than 13 million sq ft and had 25 million sq ft under active development across more than 20 projects in five states. Its portfolio includes projects such as Imperial Goa and Isle of Bliss. The Ridge extends that activity into Himachal Pradesh, with a focus on luxury mountain residences and destination-led living.
What comes next
The October 16 announcement marks the launch of The Ridge. HoABL’s published plans centre on developing the villa community, clubhouse, landscaped zones and associated wellness and hospitality services. The project is listed on this site as The Ridge Mashobra.
