Opening
The House of Abhinandan Lodha (HoABL) launched The Ridge Mashobra on October 16, 2026, marking its entry into Himachal Pradesh with a villa development in Mashobra, Shimla district. Spread across 11.5 acres, the project is around 10 km from Shimla and comprises three- and four-bedroom villas.
Launch coverage put prices at ₹9.5 crore onwards. The project website lists prices from ₹9.27 crore and advertises more than 100 villas. The development is positioned as a second-home offering combining private residences with hospitality and wellness services.
The details
The branded project is called The Ridge Mashobra; its legal project name is Bohemian Chateaus. The listed villa sizes range from 2,700 to 3,700 sq ft. The project website gives configuration-wise size and price ranges:
- 3 BHK villas: 2,700–2,900 sq ft, priced at ₹9.27–₹11.02 crore.
- 4 BHK villas: 3,500–3,700 sq ft, priced at ₹11.52–₹13.64 crore.
The villas are described as three-level homes with private lifts. The 3 BHK layout includes a private rear garden of 600–800 sq ft, while the 4 BHK layout includes a full-width balcony overlooking Gharshi Valley. HoABL chairman Abhinandan Lodha has described the intent as bringing together high living standards, time with family and a lasting legacy in a natural setting.
Plans for shared facilities include a clubhouse exceeding 25,000 sq ft, with a heated indoor swimming pool, fitness centre, restaurant, fireside lounge, viewing deck, indoor sports facilities and wellness spaces. Outdoor features reported for the development include orchards, walking trails, and areas for yoga and meditation.
Evavo Wellness is the wellness partner, with offerings including cryotherapy, red-light therapy and hyperbaric oxygen therapy. Everly Hotels & Resorts is to manage hospitality, including villa management, private dining, curated Himalayan experiences and day-to-day assistance. Project planning was led by IIT Roorkee; micropile foundations and computational modelling were incorporated for the Himalayan terrain and geology.
The project is registered in Himachal Pradesh under RERA number RERAHPSHP04180029. The developer entity is Aegis Center Point Developers Pvt Ltd.
The location
Mashobra sits about 10 km from Shimla and is approximately a 30-minute drive from the city. The area is known for deodar forests, mountain views and a quieter setting than Shimla’s urban centre. It lies off the diversion road from the Shimla–Naldehra road.
Nearby destinations include Wildflower Hall, built in 1902, Naldehra Golf Course, established in 1905, and Rashtrapati Niwas. The project overlooks Gharshi Valley and is presented within a forested Himalayan landscape. Together, the proximity to Shimla and the surrounding hills place the development within the city’s established leisure and heritage circuit.
The developer
HoABL was established in 2020. Its chairman is Abhinandan Lodha, and the company identifies Samujjwal Ghosh as its chief executive officer. Moneycontrol reported that, citing company information, HoABL had sold more than 13 million sq ft and had 25 million sq ft under active development across more than 20 projects in five states.
The company initially focused on branded land developments and entered vertical real estate in 2025 with a 3 million sq ft affordable-housing project in Naigaon. The Ridge extends that portfolio into luxury mountain residences and represents HoABL’s entry into the Himachal Pradesh second-home market. Its other named developments include Imperial Goa, Isle of Bliss, The Sarayu Gold in Ayodhya and The Raas Villas in Vrindavan.
What comes next
The launch places the project in the market for affluent buyers considering extended stays in the hills, with villa management and hospitality services forming part of the offering. Prospective buyers can request pricing and arrange a private site visit through the project. The announced launch date is October 16, 2026.
