Neral Villa-Plot Project Now Marketed as HOABL Blue Zone Mumbai

Published

The villa-plot development previously known as HOABL MISSION BLUE ZONE – NERAL is now named HOABL BLUE ZONE MUMBAI. The 80-acre branded land project sits at Neral in the Karjat taluka of Raigad district, Maharashtra, and is being developed by The House of Abhinandan Lodha, known as HoABL.

The change concerns the name alone. It is the same development, at the same location, and it appears on the same page of this website, which is now titled HOABL BLUE ZONE MUMBAI. Readers who followed the earlier name will find the same plots, amenities and details under the new title.

Project details at a glance

The project is offered as a single-phase development of villa plots, registered with the Maharashtra Real Estate Regulatory Authority under registration number P52000077814. It is currently classified as a new launch and is open for sale.

Two plot sizes are on offer. A 1,150 sq ft villa plot is priced at ₹44.99 lakh all-in, which works out to roughly ₹3,912 per sq ft. A 1,600 sq ft villa plot is priced at ₹63.99 lakh all-in, or about ₹3,999 per sq ft. The developer's payment plan is structured as 25:25:50, and financing of up to 80 percent is available with EMIs starting from ₹27,086. The developer also advertises a free area offer of up to 262 sq ft, valued at ₹8.28 lakh.

The planned layout covers 80 acres, of which about 15.7 acres are set aside for green and experiential space. A multi-level hilltop clubhouse spanning 32,000 sq ft forms the centre of the community. It includes an infinity-edge pool with a pool deck, a gym and spa, a global-cuisine restaurant, an indoor play area, guest rooms and business facilities.

The project is built around the idea of Blue Zone living, drawing on the five regions studied for long life expectancy, namely Okinawa, Sardinia, Nicoya, Loma Linda and Ikaria. Six experiential pathways shape the layout: Literary and Art, Musical, Nature and Gastronomy, Fitness and Adventure, Reflection, and Play and Learning. Among the features are forest trails, butterfly and herb gardens, yoga pavilions, meditation zones, an open-air amphitheatre, a Riverfront Oasis glamping area, children's play areas, a half basketball court, a badminton court and a jogging track. The planning and design work is credited to Enzyme APD, an eco-design firm.

The location

Neral Junction station is about 0.7 km, or roughly five minutes, from the site and lies on the Central line of the Mumbai Suburban Railway. The Matheran Hill Railway also begins at Neral Junction and runs 21 km to Matheran, with the toy train covering the stretch in about 25 minutes.

Navi Mumbai International Airport is about 70 minutes away by road, South Mumbai about 90 minutes, and the wider city is within two hours. Road access is provided by the Panvel–Neral State Highway, the Badlapur–Karjat Road and NH4, and the Panvel–Chakan Highway serves the wider region. Several infrastructure projects are planned or under way in the area, including the Virar–Alibaug Multimodal Corridor spanning 126 km, the Mumbai Trans Harbour Link with a 21.8 km bridge to Navi Mumbai, the Atal Setu extension and a Panvel–Karjat railway line.

About the developer

The House of Abhinandan Lodha Estate Holdings Pvt Ltd was founded in 2020 and operates under the HoABL brand. The company develops branded land and villa-plot communities, and this project is presented as India's first Blue Zone-inspired branded land development.

What the new name means for buyers

For prospective buyers, the update simplifies how the project is referred to in conversations and on listings. The plots, pricing, payment structure, RERA registration and planned amenities remain the same. Anyone tracking the project under its earlier title can continue through the same page on this website, now presented as HOABL BLUE ZONE MUMBAI.
