The House of Abhinandan Lodha (HoABL) is developing land parcels in the Thal and Lonare villages of Alibaug taluka, Raigad district. The arrangement runs through HoABL Impactum Land, a wholly owned subsidiary, which signed a memorandum of understanding with NITCO, its subsidiary NITCO Realties and promoter Vivek Talwar. Press reports describe a 40-acre premium mixed-use project with combined revenue potential of around ₹4,500 crore over five years.
The concept combines luxury apartments and townhouses with a boutique hotel proposed under HoABL's Miros brand. HoABL has said it will invest about ₹1,000 crore, largely toward construction, and that the project will be executed in phases. Timelines and the hospitality partner are to be announced in due course, and the design is expected to be led by international architects.
This is HoABL's second Alibaug project after Sol de Alibaug, the company's villa and plot development at Munavali village in Alibaug taluka. Chateau de Alibaug, another HoABL offering in the area, is marketed as a gated estate of villas and plots on the coastal cliffs of north Alibaug, with four-bedroom serviced homes listed from around ₹4.36 crore on the developer's site. Earlier reporting notes that HoABL had already developed a 20-acre parcel in Alibaug before this deal.
HoABL was founded in 2020 by Abhinandan Lodha and is headquartered in Mumbai. It started with land projects in the Konkan region of Maharashtra and later extended into Goa, North India and Ayodhya, where it acquired 51 acres. In January 2023 the company announced a ₹11,000 crore capital expenditure plan over four years. As of 2024 it reported operations across 16 locations in India, and its model centres on plotted residential land, with a digital platform that lets buyers acquire land remotely.
Lonare is a small village in Alibaug taluka, around 8 km from Alibaug town and roughly 43 km from Mumbai, with the Thal post office serving the area under PIN 402207. Thal village has drawn attention from buyers too, most visibly when the actor Suhana Khan acquired farmland there for around ₹9.5 crore.
Demand for Alibaug has been shaped by buyers from South Mumbai and elsewhere looking for second homes and space, with township launches by large groups such as Emaar, Oberoi and Hiranandani adding to the market. Published price data varies by platform and by micro-location, so the value of a particular parcel depends heavily on its distance from the coast and from the main roads.
