The House of Abhinandan Lodha (HoABL) has built its Neral presence around a single large land parcel at the base of Matheran, developed in phases as Celebration Land and marketed under related names including Celebration Land Gold, the Insignia Collection, The Elements, and Foothills of Matheran 3. This is a 100+ acre branded NA villa-plot development by HOABL, master-planned by Broadway Malyan, with 800 m of river frontage, a 7.5-acre living ravine, two clubhouses and 40+ amenities. Rather than treating each release as a separate project, HoABL has structured the estate as one master-planned landholding released in stages, with plot sizes and collections varying by phase and buyer segment.
HoABL was founded in 2020 by Abhinandan Lodha, and it initially focused on land developments in the Konkan region of Maharashtra. As of 2024, it reported operations across 16 locations in India, including Goa, Himachal Pradesh, Maharashtra, Punjab, and Uttar Pradesh. The company develops and manages land projects in Maharashtra (Alibaug, Anjarle, Dapoli, Khopoli, Nagpur, and Neral), Uttar Pradesh (Ayodhya and Vrindavan), Goa, Punjab (Amritsar), and Himachal Pradesh (Shimla), with a portfolio of over 1,000 acres of plotted developments and 13 million square feet of land sold. Abhinandan Lodha is the son of Mangal Prabhat Lodha, founder of Macrotech Developers (formerly Lodha Group), which gives HoABL's plotted-land model a lineage in Mumbai real estate even though the company itself operates as a distinct, land-focused brand. In January 2023, the company announced a capital expenditure plan of ₹11,000 crore to be deployed over a four-year period, and it formed a joint venture with HDFC Capital Advisors, investing ₹1,500 crore in plotted and low-rise developments across India.
Within the Neral estate, HoABL has layered distinct collections onto the same land base. CelebrationLand Gold offers rare, large mansion land at the Foothills of Matheran, and within its 100+ acre footprint the Insignia Collection offers views of the river on one side, the Bhimashankar Wildlife Sanctuary on the other, and the clubhouse on the third. The Foothills of Matheran project spans a landscape of 100 acres, positioned near Neral and Matheran and surrounded by protected green zones including the Bhimashankar Wildlife Sanctuary. The Elements collection is positioned around the estate's river edge and elevated ground, with HoABL's own project page describing 800 metres of Shilar frontage to walk every morning, with the ghats, river and forest visible from ground elevated 45 to 90 metres. Phased plot releases across these collections have carried starting prices from roughly ₹19.99 lakh for early NA plots up to ₹81.99 lakh for later, larger configurations, with the final phase offering a 1,238 sq.ft. (115 sq.m.) configuration at ₹44.99 lakh, all-inclusive, while larger 140 sq.m. and 210 sq.m. plots are sold out.
The estate's master plan carries an international design credential: Broadway Malyan, London, brings 67 years of practice and 250-plus awards to the plan. This is a departure from the typical unbranded plotted layouts common around Karjat and Neral, where land is usually sold without a formal master architect, landscape consultant, or phased clubhouse programme. Buyers are offered over 40 upscale amenities across leisure, wellness, and recreation spaces spread across the estate's clubhouses and river-facing zones.
HoABL's own project literature is explicit about why it chose this stretch of Raigad district. Matheran is a demarcated Eco-Sensitive Zone comprising an area of 214 sq. km, with all industrial, developmental, and vehicular activity restricted, making it unique among hill stations in Asia. The region also falls within the Western Ghats, a UNESCO World Heritage Site known for its plant and animal diversity. That ESZ status caps new construction on the hill itself, which is precisely why HoABL's land sits at the foothills rather than on the plateau — it lets a buyer access the Matheran setting while remaining outside the zone's development restrictions. Developable land in this corridor is structurally capped by the government-notified Eco-Sensitive Zone, the Western Ghats boundary and FSI/land-use policy, which limits new supply.
The estate's access story rests on Neral's position as a rail and road junction rather than on any single new highway. The Foothills of Matheran location is connected to Mumbai, Pune, and Nashik through an extensive network of roads and railways, lying central to Mumbai and Pune at roughly two hours from each, with State Highway 79 linking to the Karjat–Neral road and Mumbai, NH-4 to Pune, and the Karjat-Murbad Road and Neral-Badlapur Road providing local access. Neral Junction railway station, a major stop for trains from both Mumbai and Pune, lies about 15 minutes away, and Shelu railway station on the central suburban line is roughly 20 minutes away. Two infrastructure projects are frequently cited for the wider corridor: a 56 km railway line under construction between Karjat and Panvel to improve connectivity to Karjat and surrounding regions, and proximity to the Navi Mumbai International Airport influence zone, NAINA Smart City, and Mumbai Trans Harbour Link connectivity corridors. Four live infrastructure projects — the operational Navi Mumbai airport, the MTHL sea bridge, the Mumbai–Pune Expressway missing link and the Virar–Alibaug corridor — are steadily improving access to this belt.
HoABL's Neral land has been brought to market in defined phases rather than as a single launch. The estate has been developed in phases under MahaRERA numbers P52000045544, P52000045546, P52000046022 and P52000046039 for Phases 1 through 4. This phased registration is consistent with how HoABL structures its other large land holdings — releasing a master-planned estate in tranches as roads, clubhouses, and utilities are completed section by section, rather than committing an entire landholding to one RERA filing.
Neral sits alongside a cluster of other Maharashtra locations in HoABL's portfolio. Each project launched under the HoABL banner — whether in Naigaon, Goa, Nagpur, or Alibaug — reflects the group's approach to infrastructure, long-term value creation, and community planning, and closer to Neral, the company has also built out land positions in Khopoli and Alibaug within the same Mumbai Metropolitan Region growth belt. Abhinandan Lodha is the younger son of Mangal Prabhat Lodha, founder of Macrotech Developers, and the Neral estate reflects the same land-banking approach the company has applied along the Konkan coast and around emerging MMR infrastructure nodes: acquire a large contiguous parcel early, master-plan it with an outside design firm, and release plots in phases as access and amenities mature.
