The House of Abhinandan Lodha's presence in Ratnagiri district centres on Anjarle, a village at the mouth of the Jog River in the northern part of the district, where the developer has assembled a large branded-land parcel under the project Isle of Anjarle. Anjarle is the crown jewel of the North Ratnagiri district, strategically located at the mouth of the Jog River where the freshwater meets the Arabian Sea. For HoABL, this is not an isolated bet: it extends a Konkan strategy the company began building from its first year of operations, running from Dapoli in the north of Ratnagiri district down to this stretch of coastline.
HoABL was founded in 2020 by Abhinandan Lodha and initially focused on land developments in the Konkan region of Maharashtra. The company launched its first project in October 2020 in the Konkan region of Maharashtra. Within three years it had scaled aggressively: in January 2023, the company announced a capital expenditure plan of ₹11,000 crore to be deployed over a four-year period. The company develops and manages land projects in Maharashtra (Alibaug, Anjarle, Dapoli, Khopoli, Nagpur, and Neral), Uttar Pradesh (Ayodhya and Vrindavan), Goa, Punjab (Amritsar), and Himachal Pradesh (Shimla). According to company reports, HoABL has a portfolio of over 1,000 acres of plotted developments, with 13 million square feet of land sold. The Konkan belt, and Ratnagiri district specifically, is where this land-banking model was tested first, before the company carried it to Ayodhya, Nagpur, and Himachal Pradesh.
Isle of Anjarle is HoABL's principal live offering in Ratnagiri today. Isle of Anjarle is a large-format 100+ acre seaside estate developed by The House of Abhinandan Lodha, one of India's leading branded land developers. Located in Anjarle, in the heart of the Konkan belt, this project offers CRZ-compliant NA villa plots within a gated, master-planned community. The masterplan carries a recognisable name: the master planning is led by architect Sanjay Puri, ensuring that the layout, open spaces, and plot placements respect both sea views and topography. On amenities, the development has been designed as a premium coastal estate with over 30 curated amenities, including what is described as Konkan's largest clubhouse rising 300 feet above the sea. The developer's own listing sets an entry point of villa plots from ₹61.94 Lakh across a Sea x Hill layout. On timelines, HoABL's Anjarle site states that this MahaRERA-registered development offers diverse plot configurations with a planned possession targeted for delivery, and separately that possession is expected within this year, which significantly reduces holding uncertainty for investors.
Anjarle sits on a stretch of coast where the Sahyadri range meets the Arabian Sea directly, a combination HoABL calls Sea x Hill and one that is genuinely rare on India's coastline: of India's 11,098 kilometres of coastline, less than 0.1% offers true Sea x Hill geography, and it is CRZ-protected and naturally scarce. Coastal Regulation Zone rules work in a buyer's favour here rather than against it, since they cap future supply: Coastal Regulation Zone norms create legally enforced No Development Zones near the shoreline, so supply is structurally capped. The area also carries an established ecological identity — Anjarle is known locally for its temple on the headland and for Olive Ridley turtle nesting on its beaches, features that keep the coastline free of dense commercial development even as tourism interest rises.
The single biggest driver of HoABL's Ratnagiri thesis is the Mumbai-Goa corridor upgrade. The 466-km Mumbai–Goa Expressway, also known as the Konkan Expressway, is in its final phase of construction and expected to open fully by March 2026, cutting travel time between Mumbai and Goa from 12–13 hours to six hours. The route runs directly through the district: the expressway stretches from Panvel in Navi Mumbai to Sindhudurg, passing through Raigad and Ratnagiri districts, touching 232 villages across 17 talukas. Progress is well advanced on the Ratnagiri packages specifically: in Ratnagiri, two sections (P-4 and P-8) are 92 per cent and 98 per cent finished, while the slower sections are progressing well under new contractors. Anjarle itself is placed for the drive-market buyer HoABL is targeting: it sits in a sweet spot for the drive-to luxury traveller, located roughly 225 km from Mumbai and 180 km from Pune. Rail access runs through the Konkan Railway network, with strategic distance from Khed and Chiplun railway stations ensuring connection to the mainline Konkan Railway network, while road access to the site itself runs via the Mumbai–Goa Highway (NH-66), approximately 42 km / 60 minutes from Anjarle, connecting to Mumbai, MMR, Pune, Goa, and Ratnagiri.
Beyond the expressway, Ratnagiri district is attracting investment on multiple fronts that support second-home and land demand. On pricing, published data puts the district's average property rate at ₹3,772 per sq. ft. as of Q2 2025, a benchmark against which branded coastal plots command a premium given their scarcity and amenity load. Industrially, the Maharashtra Industrial Development Corporation is developing an Integrated Mango, Cashew, and Food Park in Nivendi, Ratnagiri district, with a 95-year lease period for processing units, aimed at reducing wastage and generating employment. On tourism policy, the Maharashtra government is actively promoting tourism in the Konkan region, including Ratnagiri, leveraging beaches like Ganpatipule, Guhagar, and Mandvi, with initiatives under schemes like PRASAD to enhance tourist infrastructure. Together, these strands — a completing expressway, an established mango-and-cashew economy formalising into processing infrastructure, and a state-backed tourism push — are the same forces HoABL cites when it frames Anjarle as an early-stage entry into a coastline it expects to re-rate over the next decade.
Anjarle does not stand alone in HoABL's Ratnagiri and Konkan footprint. The company built its initial scale in neighbouring Dapoli, roughly 200 km from Mumbai via NH-66, through the Cape of Bliss and Isle of Bliss projects: in a span of five weeks, The House of Abhinandan Lodha sold 20 lakh sq-ft of branded land at the beachside town of Dapoli, under the project titled Cape of Bliss. By that point the company had sold 3.3 million sq ft of land across destinations including Dapoli, Anjarle, and the Foothills of Matheran in Maharashtra. The Isle of Bliss follow-up in the same belt has since posted over 102% appreciation since launch according to the developer, a data point that features in how HoABL pitches its Anjarle plots to buyers evaluating hold periods. HoABL has since carried the same branded-plot model further down the Konkan coast toward Dighi in Raigad district and across to Alibaug, positioning Anjarle as one node in a coastal corridor rather than a one-off launch.
