The House of Abhinandan Lodha (HoABL) is a Mumbai-headquartered land development company founded in 2020 by Abhinandan Lodha, operating independently of the older Lodha Group after a family business settlement. Its model is deliberately narrow: rather than building apartment towers, HoABL acquires large land parcels and converts them into gated, master-planned plotted developments with roads, water and power laid in before plots are sold. In under five years the company has moved from a single-state experiment to a multi-state platform, and Gorakhpur sits among the Uttar Pradesh markets it has flagged for expansion alongside Varanasi, Mathura and Vrindavan.
That expansion has scale behind it. HoABL has acquired land parcels in 17 locations across India and initiated development in 10 of them, with a stated ambition to establish a presence in 30 towns and eventually identify 48 cities for future plotted projects, backed by a target of Rs 10,000 crore in annual sales by FY30.
HoABL's site selection consistently follows three signals: a religious or cultural anchor, a fresh expressway, and a state government actively pushing industrial land supply. Gorakhpur now carries all three. The Gorakhpur Link Expressway, a 91.35 km, four-lane NH-27 corridor built by UPEIDA, was inaugurated by Chief Minister Yogi Adityanath on 20 June 2025 and connects the city to the Purvanchal Expressway at Azamgarh, cutting the Gorakhpur-Lucknow travel time to about three and a half hours and opening onward routes to Agra, Delhi and the Sonauli border with Nepal. A second, far larger project, the 747 km Gorakhpur-Panipat Expressway, has entered the land-acquisition stage, with NHAI notifying district magistrates in Gorakhpur, Siddharthnagar, Sant Kabir Nagar and Kushinagar to speed up compensation.
Alongside the roads, the state has rebuilt Gorakhpur's institutional and industrial base. The AIIMS Gorakhpur, built at a cost of over Rs 1,011 crore, opened with 300 beds slated to expand to 750, serving eastern UP, Bihar, Jharkhand and neighbouring Nepal. The revived HURL fertiliser plant adds 12.7 LMT of annual urea production and was expected to create over 10,000 jobs. On the industrial side, GIDA allotted roughly 8.71 lakh square metres of plots in 2025 alone, drawing more than Rs 6,000 crore in fresh investment, while the 6,876-acre Dhuriyapar Industrial Township (Greater GIDA) has already signed on the Adani Group, Shree Cement and other large investors, with an 800-acre industrial land bank developed directly along the new Link Expressway.
HoABL's pitch to a city entering this kind of infrastructure cycle is a legally verified, digitally transacted alternative to unorganised land dealing. Every parcel the company sells is positioned as RERA-compliant with a due-diligence process covering title, encumbrance and approvals before it reaches a buyer, and the company has built a fully digital booking and documentation platform aimed at both resident and NRI investors. This approach has already been tested in Uttar Pradesh: HoABL's flagship UP project, The Sarayu in Ayodhya, a large land development on the banks of the Saryu river, has drawn high-profile investors, including actor Amitabh Bachchan, who has made multiple land purchases there.
Gorakhpur, with its own religious identity tied to the Gorakhnath temple, its Buddhist and Jain heritage sites, and its role as the administrative and commercial capital of Purvanchal, offers a comparable combination of cultural pull and infrastructure-led growth that HoABL has targeted elsewhere. The company's broader Uttar Pradesh strategy groups Gorakhpur with Varanasi, Mathura and Vrindavan as markets earmarked for future plotted launches, extending a template already running in Ayodhya into the state's other high-footfall cities.
For a buyer evaluating HoABL in Gorakhpur, the practical due-diligence points mirror those relevant to any HoABL market entry: whether a specific project has secured UP-RERA registration, its exact location relative to the Link Expressway and GIDA's industrial corridors, and the phase of infrastructure (roads, utilities, layout) delivered before possession. As with its other Uttar Pradesh developments, plot sizes, pricing and amenities are set project by project once a launch is formally announced and registered.
